New Construction

If you have decided to buy a new home, the builder’s agent will be happy to assist you. Remember, that agent works for and prioritizes the best interest of the builder. That’s why it is important to have me representing you from the very beginning.

I have over 8 years of experience working for a local builder and can help you navigate through the process. This is what I will help you with that might be miss if you stick with using the builder’s agent:

Negotiation. Often the home price and lot premium are set in stone, but at times there can be negotiation for upgrades and incentives. These things are typically not voluntarily offered by the builder’s agent. Another point of negotiation can be closing costs, I frequently see that charges on new construction are much higher, some of those elevated fees can be negotiated.

Hidden Fees. My job as your realtor is to ensure there are no surprises when it comes to the end cost of your new home. Often new construction contracts include things like a builder fee, community contribution and utility hook-up fees that you may glaze over when signing the massive purchase agreement. I am very familiar with these documents; I know what to look for and what questions to ask.

Extra Expenses. What you see is not usually what you get. Many of the beautiful finishes in the model homes are upgrades. I will help you sift through those “extras” and associated expenses to ensure you are prepared for the design process. Also, new homes rarely come with window coverings, light fixtures, even toilet paper holders! I can offer referrals to local professionals that can help with these finishing touches so you can budget properly.

Monitor Progress. If you are moving to Florida and will not be here throughout the construction process to monitor the progress of your new home, I will do it for you. I can attend the walkthroughs at various stages of construction and report back via FaceTime or video so it feels like you are there.

Agent Fees. The builder is responsible for paying the agent commission. It is important to bring me along to the first visit so we can register properly. Agents bring customers in the doors making our fee an expected cost of doing business. Builders will not credit buyers that don’t use agents, nor will they charge more to those that do.
